The global pandemic we’re living through has had an unprecedented impact on many facets of life. The real estate market is not immune to the changes, and current trends reflect a shift in buyer priorities. Here, I share insight into the features that many buyers are most interested in as the public health crisis persists:
Private Outdoor Spaces
Although most public spaces have reopened, many individuals are choosing to play it safe and stay home. As recently as a few months ago, the majority of buyers coming to the Boulder area were primarily interested in stunning views. Now, however, I’m seeing a shift toward private outdoor spaces. More buyers are adding spacious yards to their list of must-haves so they can enjoy outdoor entertainment without having to venture away from home.
In-Home Fitness Centers
Gyms were among the last non-essential businesses to reopen, and new physical distancing requirements have limited the capacity of workout centers. For many fitness enthusiasts who are looking to buy, a home fitness center has become a highly desired amenity.
Spa-Like Pools
Not feeling comfortable visiting your favorite resort? When you have a pool that’s fit for one, lounging poolside or swimming laps for exercise becomes the most convenient option. Pools have always been a desirable feature in the luxury market, but right now, I’m getting more (indoor/outdoor) pool requests than ever before.
Spacious Office Spaces
Working from home was on the rise pre-pandemic, but now, many individuals are working from home permanently or indefinitely. It’s a challenge to get in the productivity zone without a designated office space, so it’s no surprise that buyers are on the search for homes with a spacious office. Windows that offer a flood of natural light or view of the yard are often a bonus feature for the office.
Elaborate Landscaping
As outdoor spaces become more coveted, buyers are seeking stunning landscaping to accompany the yard. An area for a garden is often desired, as many people have picked up this hobby to make social distancing more endurable. Additionally, yards with expertly tended foliage offer a place for reflection or relaxation, which is becoming a more in-demand feature than I’ve seen in previous years.
There’s no question that the COVID-19 pandemic has had a formidable effect on what buyers are looking for. As the cases continue to rise throughout many parts of the country, many Boulder residents (or those who are ready to become Boulder residents) are making an effort to stay in the safety and comfort of home. Even after the novel coronavirus has waned, homes with the amenities mentioned here are sure to remain highly desirable.
