
Anthony Meisner of Land Title has provided us with another excellent set of data as we move from October into November. This month’s Boulder real estate market report reveals some surprising trends, so let’s dive in and discuss what we’re observing.
There’s Momentum Building
Here’s some good news for everyone: momentum appears to be growing even in the final quarter of the year. Although this is a typically slower time, we’re still seeing high levels of inventory. Buyers have many options, and, combined with lower interest rates compared to a year ago, it’s drawing more buyers into the market.
The Market is Close to Balanced
Overall, the market in Boulder County remains fairly balanced. The average months’ supply of inventory (MSI) is 3.92, although some markets are favoring buyers. The city of Boulder currently has a 5.27 MSI, and Niwot has 7.0 MSI. Submarkets Louisville, Lafayette, and Superior are performing well, with MSI of 2.62, 2.59, and 2.89, respectively.
Days in MLS Are Up
Days in MLS are up 4.81% month-over-month. On average, properties spend 54.5 days in the MLS. This isn’t surprising for this time of year, and it’s encouraging to note that specific markets are moving much faster than the average. This is especially true of Niwot, where some properties are selling in just 19 days. Longmont is also performing well, with properties typically selling after 35.5 days on the MLS.
More Sales Above $2 Million
After two challenging years for the luxury market, sales are finally increasing for homes priced above $2 million. Possibly because prices have lowered, buyers are eager to jump on deals in the luxury range. Sales of homes priced between $2.5 and $2.99M rose 33.33% month-over-month, signaling a more promising outlook for the luxury market.
Buyer Confidence is Up
The resilience of our market continues to impress. Buyer confidence seems to be rising, despite ongoing concerns like a government shutdown and worries about the labor market. Since prices are down slightly and interest rates are now more appealing, buyers who had been hesitant are finally entering the market. This is evident in the over 4% year-over-year increase in homes sold.
