
As we look ahead to the New Year, let’s start by examining the data from the last weeks of 2025. There are some interesting numbers to consider, as outlined by Anthony Meisner of Land Title. Here’s a look at the data:
Inventory Is Declining
For several months now, inventory has been declining. We reached peak inventory much earlier in the year, and now the market is tightening. Much of this decline is due to expired listings, as sellers are increasingly pulling homes from the market. In the detached market, listings are down 20% month over month.
Months’ Supply of Inventory Remains High
Although we’re experiencing a seasonal decline in listings, months’ supply of inventory (MSI) remains nearly balanced. In the detached market, the average MSI stands at 2.97. Cities like Boulder and Niwot have higher MSI figures, while submarkets such as Superior and Louisville have significantly lower MSI values (1.81 and 2.03, respectively). In the attached market, there is an abundance of inventory. The average MSI for condos and townhomes is 4.58, with similar numbers across all markets.
Days in MLS Are Up
As expected during this time of year, days on the MLS are increasing. Considering both attached and detached markets, the average days on market (DOM) is around 66 days. Higher-priced homes in Boulder and Niwot are contributing to the longer days MLS.
By Price Range: More Sales From $2.5-2.99 Million
Interestingly, we’ve seen a jump in sales for homes priced between $2.5-2.99 million. 69 homes in this price range have been sold year-to-date, up from 39 in 2024. This is encouraging news for the luxury market and suggests there’s pent-up demand for these properties. In price brackets below $1.5 million, we’re observing a slight uptick in demand as more buyers re-enter the market.
Prices Remain Steady
Overall, prices remain quite stable across the county. The average sold price for a single-family home is $1,127,398, which is only 3.24% lower than last year. The attached market’s sold prices have increased, mainly because the city of Boulder is selling more high-end condos and townhomes.
