Luxury condos and townhomes continue to perform well, fueled by demand from downsizers, second-home seekers, and those desiring a lock-and-leave lifestyle near downtown amenities. These high-end properties are selling at a healthy pace (and sometimes with competitive offers). In contrast, more moderately priced or entry-level attached homes are lingering on the market longer, attracting less buyer interest and offering more negotiation room. This divergence highlights the significance of strategic pricing and positioning in today’s market.
Inventory Is At An All-Time High
Inventory is perhaps the most important factor shaping our current landscape. Compared to this time last year, Boulder County has 30% more homes available for sale. This increase in inventory is providing buyers with more options than they’ve had in recent memory, and it’s allowing for a less frenzied pace. That said, well-prepared homes that are priced appropriately continue to sell quickly.
In terms of timing, we’re likely at the peak for new listings in Boulder County. The late spring and early summer months consistently bring a surge of activity, and 2025 is no exception. Sellers are eager to capitalize on the seasonal momentum, while buyers are actively looking to make a move before the start of the school year.
Pending Sales Are Up and Prices Are Steady
Another positive indicator in this month’s update is that pending sales are up 16.4% compared to this time last year. This increase in under-contract homes shows a notable rise in buyer activity and confidence.
