
Now that the peak of summer is behind us, it’s a great time to analyze the latest market data and see what it’s telling us. Anthony Meisner of Land Title has put together this excellent set of data, so we can head into the fall market as prepared as possible.
Prices Are Trending Downwards
Following recent trends, sales prices for July 2025 declined. For single-family homes, the decrease was smaller: the average sales price dropped 6.6% year-over-year. The attached market isn’t doing as well, with the average price falling by an impressive 15% year-over-year. Although these figures aren’t stellar, they aren’t alarming—falling prices are mainly due to increased inventory. Pending sales are up 13.4% year-over-year, so transactions are still happening.
Plenty of Inventory Is Available
As mentioned earlier and in previous Boulder County market updates, we’re currently experiencing a high inventory environment. In July, active inventory increased by 20% compared to last year. Last month, Boulder County had 1,673 active listings, of which 566 were new listings hitting the market. This is actually a significant decrease compared to June, down 20.4% month-over-month. If you’re a buyer, you’re still in a favorable position to find the perfect property with room for negotiations.
Percent of Closed Price to List Price Is Down
Perhaps unsurprisingly, the percentage of closed price compared to the list price is down 0.8% year-over-year. Although this may not be encouraging for sellers, it’s important to remember that demand is growing and pending sales are increasing. If you’re ready to sell your property, working with a realtor who can accurately price and market your home is essential. Sales are still occurring, even if they are taking a bit longer on average. Overall, prices remain very stable—especially compared to markets in other parts of the country.
Days on Market and Months’ Supply of Inventory Rose
On average, listings in Boulder County are taking 45 days to sell. This is up 40.6% year-over-year, which is related to the increasing months’ supply of inventory. As you may have expected, the months’ supply of inventory in Boulder has now reached 4.5 months–down 4.3% since June and up 15.4% compared to this time last year. There’s good news to take from these stats, though: Boulder County buyers are viewing more properties, with showings averaging 4.4 per listing. This is a 10% increase year-over-year. For sellers, I can’t stress enough how important it is to stage and market your home expertly.
