Prices Have Slipped
Although we’ve stayed quite stable while many other areas have struggled, there’s no denying it this time: prices have dipped slightly since last year. The average closed price in Boulder County has dropped 9.75% year-over-year. The segment most affected is the attached market, where condo prices have fallen an impressive 15% since last year. Overall, the percentage of closed price to list price has declined by nearly one percent year-over-year—and this does not include price reductions or concessions. Given this news, many listings are being pulled from the market.
Buyer Activity Has Increased
In line with the higher inventory levels (and favorable conditions for negotiation), buyers are actively seeking their next property. Pending sales have increased by 14% year-over-year, possibly due to slightly lower interest rates. The number of homes sold is also looking strong, with nearly a 3% increase since this time last year. An increase in buyer activity is good news for sellers, indicating that properly priced homes still have a good chance of selling quickly. This trend is especially noticeable in the submarkets of Niwot, Louisville, and Longmont, where homes are moving much faster.
Days in MLS Are Up
Even during the busier summer market, days on MLS increased as of July 2025. On average, listings in Boulder County take 49 days to go under contract, which is a 42% increase year-over-year, indicating that buyers are taking their time to browse what’s available. As we move past summer, expect this number to rise further. Currently, our county has an average of 4.56 months’ supply of inventory, up nearly 10% compared to last year.
Although the market isn’t as hot as it has been in recent years, things are still moving along at a healthy pace. Buyers have plenty of inventory to explore, and negotiation opportunities are better than ever. Sellers, don’t despair: homes are still selling for about 97.4% of the asking price, and it takes less than 50 days to go under contract. Ultimately, the Boulder County market remains enviably stable, offering opportunities for both buyers and sellers.
