Inventory Is Increasing
Compared with the final quarter of 2024, inventory is off to a strong start in 2025. Active listings are up 34% from this time last year, which is excellent news for buyers wanting to take their time and explore what’s out there. New listings have risen sharply since last month (up 158%!). For sellers, the increased selection means that you’ll be wise to help your home stand out from the crowd. If you want to sell quickly, it will be advantageous to stage your home and invest in high-quality photos and marketing.
Days in MLS Are Up
When looking at the data from January of this year, market activity is just what we’d expect. Because it’s a slower time of year, most homes spend an average of 67 days in MLS. Although this may seem higher than what we typically see here in Boulder County, it’s nothing to be concerned about simply because of our time of year. Expect sales to happen more quickly as we approach the spring and summer months.
Fewer Showings Before Going Under Contract
Here’s some interesting news: compared to previous years, fewer showings are happening before properties are going under contract. The numbers from last month demonstrate that the typical home is shown 16 times before pending, which is down 10% from this time last year and down 11% from December 2024.
Prices Are Holding Steady
Despite slightly reduced buyer behavior, prices for single-family homes are holding steady. The median closed price in Boulder County is $795,000, up 4% from last year. The percentage of closed price to list price is also substantial, at 97.8%. These numbers indicate that even though buyers have more inventory, the market here remains favorable for sellers.
Although January wasn’t off to the most impressive start, the market activity was wholly expected–and still remarkably resilient.
