Single Family Homes And Condos/Townhouses
For those looking to buy a single-family home, the market is stable. The average sale price of a single-family home is precisely where it was last year (under $1.1 million on average). As a seller, luxury home sales are on the downturn, but more modest homes are what buyers are looking for. On the other hand, luxury condos are the most profitable in the market compared to low-end condos. Due to the extra inventory, per square footage pricing is decreasing. This price decrease is excellent for buyers looking to move into a luxury building in Boulder.
Days In MLS
The days in the MLS and the percentage closed price to list price appear the same as they did this time last year. The higher inventory level means it takes a little longer to sell—business as usual compared to the previous year. Showings are down 25%; however, contacts are increasing due to an elevated number of buyers. People are buying more than the increasing inventory and going under contract quicker in that three-month selling and showing period.
Interest Rates
Interest rates are currently stable, but they are predicted to drop moderately by the end of the year. This would boost contract numbers positively, with more deals closing. Boulder is looking to exceed last year’s inventory levels unless interest rates decrease and more real estate is sold.
