Inventory and Under Contract Homes Rose
Looking back at the numbers from February 2026, active units of inventory decreased by 6.7% compared to the previous year. The under-contract figures followed the same trend, down 7.72% from this time last year. Although there was a decline from a year ago, the numbers slightly increased from January 2026. The county now has 1,344 units at the time of this writing, offering plenty of options for buyers.
Attached Inventory Is Finally Starting to Sell
If you’ve been following my previous market updates, you know the attached market has been struggling here in Boulder County. However, this seems to be changing. While the average sales price of attached inventory has fallen by about 10%, under contracts have increased by nearly 30% (likely driven by more attractive pricing). Although this news is somewhat of a double-edged sword, there’s a silver lining for both buyers and sellers.
Days On Market Are Up
Following the trend we’ve been seeing lately, the average time on the market is up. This is true for both attached and detached units. In February 2026, the average MLS listing duration increased to 88 days. Buyers are taking their time before making a decision, as the average property is shown 15 times before going under contract. As we enter the warmer months, expect this number to drop.
More Room For Negotiation
The biggest takeaway from the latest data is that buyers are in a strong position to negotiate. Since sellers are eager to close deals, nearly 70% of January and February sales went for less than the original list price. While this might seem discouraging if you’re planning to sell, sellers in Boulder County still hold a favorable position. On average, they receive 98.1% of the list price.
Overall, we’re in a strong position as we prepare for the summer market. With inventory increasing and more buyers looking, we expect a lot of activity in the coming months.
